When interviewing real estate agents, the average seller is mostly concerned about getting the highest selling price, right? Many sellers, even experienced ones, choose a listing agent based upon the highest list price. Then when the house doesn’t sell, it is the realtor’s fault (and yes, it could be). Just a quick thought, if it has been on the market for 6 months and your mortgage payments only dropped the price 2k, and the mortgage payments were you made for the last 6 months were $10k, how much money are you out???

In the long run, it makes no difference as to what you or your realtor thinks the house is worth. When it comes right down to it, only the buyers’ opinion makes any difference. If buyers won’t make offers, the price is above market. Now there are exceptions to the rule; your house is on the market at 50% above value and Donald Trump decides he needs a winter home…

If your listing has expired, it could be due to a number of causes other than just a high price. Do you have a Tenant? Having to call 48 hours in advance to a showing could be a problem (as is required in Arizona). Is your house properly staged and in good shape? Is your MLS listing correct (I run across that a lot), if you have a pool does your listing really say that? Was your Listing Agent answering their phone or did they have some complex way of having answers and offers uploaded to their website via FTP and then LOSING your offer? Remember, as in technology, as in real estate, KISS (Keep It Simple Stupid).
